Welcome to BiggerPockets Chad.  I was just in Tampa this past weekend, I see a lot of opportunities there.  Would you be transferring your license there to Tampa?  I am also a GA License agent.  Also, I do know of an wholesaler in the Tampa market, let me know if you are interested and I will pass along the information.

Once you find a private lender you can negotiate the terms that works for you.  I would say 6% or more.  One of my private lenders I split the profits of the deal.  Neither of my private lenders require me to have a steady income, or charge me any points.  Using a private lender it is all about the personal relationship.

Does anyone know of any cities requiring everyone to accept section 8 vouchers because of the demand for section 8 units?

I agree with @Curt Davis, you need to have a partner there on the ground in Memphis. I am sure you will be able to find the deals in Memphis using the program, there are so many different ways outside of the MLS to find opportunities in Memphis if you have the right focus and resources. Have you also looked into investing in Chattanooga? :)

From the sound of your post, it sounds like you do not know the area the house is located in either.  What do you think is the best exit strategy for the property?

@jayhinirchs I have teamed up with another Keller Williams agent so we want to act as a real estate agents. I am not sure how to go about contacting a broker or investor in the UK. Should I just send a message up through the Keller Williams network?

I am in need of some ideas to market this list of properties that are a mix of off market and some that are listed on the MLS in the Chattanooga area. I am in the Chattanooga, TN market and I know just 6 hours to the west Memphis is one of the hottest markets for investors from all around the world right now. How do I get some of those investors to look in the Chattanooga market? I have done some wholesale deals in the Memphis area last year and this year, and I am looking for some more properties in Memphis to flip, but so far the transactions have involved either a broker that has set up an LLC with the Hedge Fund or an agent that is representing what we believe is a Hedge Fund. So I don't think the broker would be interested in purchasing any properties in Chattanooga and I am not sure how to contact the agent to ask if her client would be interested in buying in Chattanooga. Any suggestions?

@Steve Wuan I grew up in Memphis so I know the areas well. In fact I just done a couple of wholesale deals their. Those are some safe zip codes, but you might also want to look at 38141 and 38125 zip codes for properties.
