[Calc Review] Help me analyze this deal

I am looking for ways to fund this deal.  Here are the problems, I need to get this property without putting up any money.  I also want to refinance the property so I can pay off the lender for a less expensive payment in about 2 years.  The other problem is that the 3 duplexes are on one parcel, which means that it has 6 doors which would make it a commercial loan instead of a residential loan for 3 duplexes.  We just placed this property under contract today, and we have 30 days to come up with a solution.  Give me some options.
