Hi Biggerpockets!  On this subject I do not know where to start.  I would like to reach out to some Hedge Funds to bring them to our market here in Chattanooga, TN.  But I do not know where to start or how to find them or how to get in contact with them.  I am looking for any ideas or suggestions.  Thank you.

@Danny Roberts my partner has control of an 8 unit in Red Bank for his 1031 exchange.  But he will be holding it a few months before he do anything with it.

@Jack Ha one way to get around that is offering to cover their commission yourself. But I would say most wholeslaers would pay at least some of the agent fee. Also, another idea I have is to make an agreement with an wholesaler that they not only get to sale you their properties but look at other properties for you.

@Daniel Walker for us at Mountian View we still have the problem of having enough vacant units do the rent range of 800 -1700. We do have a couple of units that are over 2k that are taking longer to find the right tenant.

I am looking for someone that is already negotiating short sales in the Chattanooga and Memphis market to work with. I know there are some opportunities that we would like to acquire without having to go down to the courthouse steps. If you know of anybody or please let me know.

Also you should consider all of the other companies that will set up shop close by that support building the Ford F-150 truck.

@Dimple Gajra up until the announcement of the new Ford F-150 electric truck facility in West Tennessee which is close to Memphis their the majority of the city of Memphis has seen very little appreciation.  I would anticipate appreciation in the Eastern part of the county which is the area closest to the new factory.  @Verna Littleton can give accurate information on the average price of a 4 br, 2 ba single family home.
