@Courtney Kelly I completely agree with those who say yes. In Cleveland, the off market deals are definitely still out here. A member of my team had a couple of contacts bring us about 10-12 of them last week. It's definitely a relationship business. If people know, like and trust you they will bring you opportunities because they want to work with you.

@Ari Hadar that’s the easy part! Look around at who other Cleveland investors are recommending. Past clients have no incentive to make recommendations other than sharing a good experience. So it’s your best source for information in my opinion.

1. Lol! We just like grass here. No practical reason I can think of. But no one has those stone yards that I’ve seen out west. Grass will be the least of your worries. There are plenty of people around to cut it.

2. I don’t think it can hurt to build relationships early. It’s HARD to find good contractors so I can’t imagine how you could have too many conversations to educate yourself. An investor focused realtor should be able to offer you some recommendations. I have found a few good contractors. But also, you will want to get a feel for property management companies as they will be your first line of defense.

3. Yes! Absolutely. But make sure you are working with a realtor who understands investment property. The residential owner occupant business is very different. Those agents may not have the information or contacts you will need

@Megha Sharma if you do decide to consider out of state I have to second the mention of Cleveland. We live and invest here and have helped others get started here as well. It has been good for us, but I’m biased since I have lived here almost all my life. If you ever decide you want to know more about CLE I’m happy to connect. It’s definitely a popular choice among people who live on the coasts but want to start building portfolios of affordable real estate.

@Dovi Zagelbaum many of my clients are out of state investors who are buying in Cleveland because the cost of entry is still reasonable here. They don’t come and see the properties. An investor focused realtor, or better yet a realtor who also invests should be able to help you build a network of contractors, property managers, finance people and other professionals you will need to stand up and maintain a successful business without you being there. @Andrew Weiner is correct, you probably don’t need a power of attorney to do this although the rules vary by state. Cleveland is not one of the places where it would be necessary except in some very specific circumstances.
