@Andrew Youssef Hi there! And welcome to BP. I think you will find upon further research that Air BNB in Cleveland is a no go right now. BUT, if you select a good property, get it in rental condition and get good management in place, you will have no problem renting it out to tenants. I've been surveying property managers that I know here to see how the pandemic has impacted their ability to rent property. They say it hasn't. If anything, they have very little inventory available to even show. We personally own property here as well and have had no vacancies or lapses in rent payments during this period.

@Chris Williams "Shockingly" improper?? You have officially piqued my curiosity... But seriously, if Cleveland makes it back onto your list, I'd be glad to have a chat with you and share our experience as investors/realtors here. 

@James Wachob This is a good list for agents as well. Particularly those who are not accustomed to working with investors. Here in Cleveland there are so many who simply have no idea how to add value for buyers who don’t plan to live in the home. I could tell some stories about agents working with investors and skipping over some of these points...but I won’t lol!

@Chris Williams Everyone has their own experience and their own opinion. It’s impossible to say what has led your friends to their conclusions about the city. However, I’ve lived and worked here most of my life and it’s an easy place to live, work and invest. There are a lot of great things about the city. But, like anyplace where humans live, there are downsides as well. We own a decent amount of property here and it has been profitable over the long term.

@Sawyer Dina Im not surprised to hear that you had a good experience working for this company. I actually talked with them about an executive level position years ago and I thought it seemed like a really cool place to work. I’d love to hear more about your experience and your flips.

@Cameron Tope I agree. I only mean to suggest that the 20% is an equally important part of the reality. For people starting out how to succeed is where they should set their sites. Laser focus on what does work combined with action and constant adjustment to correct course along the way. 

@Stephen Keighery I LOVE New Orleans. It's an amazing city. Cleveland is amazing too lol! But there's no place else in the country that's quite like NOLA.  Good question @Tyler Scruggs!
