Hi Robert,

It kind of depends on what your goal is. How much would you be looking to make on your fix and flip and how much repair is needed?  The difficulty with some areas is that the property values aren't going to be high enough for you to make much profit on the property even after repairing it. By the time you add in holding costs, taxes, etc. it would be very easy to spend more than the property is worth bringing it back into saleable condition.

Let me know if you ever want to talk more about this. You can always email me directly.

Quote from @Jackie Jake:

Hi Elliott,

I'm from Cleveland, Ohio, born and raised, now living in Texas, but visit family there. The Lee -Miles areas is about a C- area. I too am looking to investing in my hometown, there are many good deals there, if you would like to JV or work together, I'd be happy to discuss further dynamics of the city.

Jackie- I'm so glad to hear that you are considering investing in Cleveland. I work with so many people from other places but it seems that a lot of people in Cleveland are often not aware of the opportunity right here in our own backyard. I'm curious whether you considered investing in Cleveland before you moved to Texas or did you become aware that Cleveland was a good investment option after you got there?

Hi Elliott,

You've already gotten a lot of good current info from other posters so I will offer a little bit of background info. Lee Miles is an interesting area from a historical standpoint. Part of that area was originally it's own city with it's own mayor before it was annexed to the city of Cleveland in the 1930s. It was a choice area for people who were moving out of the city of Cleveland looking to purchase their own homes and it still reflects a lot of that pride of ownership as another poster mentioned with regard to the care and maintenance of people's lawns and homes. As with anyplace, the area cannot be painted too broadly as one thing or another. You have to get a feel for it on a street by street basis as the character changes quickly.

The encyclopedia of Cleveland History is a good resource for learning more about specific pockets of Cleveland. Here is a link to the Lee-Harvard page in case you are interested.

Glad to discuss further. Feel free to email me directly if you want to chat about your strategy, the area or anything else you think I may be able to help with.

Best to you!

Hi @Alejandra Restrepo!

I live in Cleveland Heights. There is an amazing Facebook Group called Cleveland Heights Neighborhood Chatter where you can ask this question and you'll get a ton of great recommendations from neighbors eager to point you in the right direction. Good luck and feel free to reach out and let me know if there's anything else you need in this area.

Hi @Rudy Nieves,

It looks like you've gotten a lot of good perspectives here from the question you asked. Did you decide which approach you will take? Just wondering if you are moving forward with your plan. Given two good choices I think that's the most important thing, really. Let me know if I can help.

Hi Ivan,

It looks like you've gotten a lot of good answers here so I won't offer any additional opinion as everyone is correct in what they've told you already. I do want to share this map that provides an overview of the types of calls received by the police in various parts of the city. This will not help you to understand the crime in Cleveland relative to other cities but it does add a little bit of objectivity to the discussion. Hope this is helpful, or at least of interest. Let me know if I can be of further assistance. Best of luck with your search.

@Zach Bremer Welcome to the BP Community! I think to really give you a good answer to your question I would need a little more information about you and your goals. Good is highly subjective but I would be glad to chat with you and dig a little deeper into what might be good for you. My husband and I are investors here locally and I always enjoy pointing new investors in the right direction and sharing some contacts- lenders, contractors, property managers, etc. who might help you along the way. Feel free to email me directly if you ever want to chat. Wishing you all the best!
