Where is the Smart Money going? I'm looking for gut reactions (rapid fire) from those who have been in the business long enough to see a few of these types of cycles.  Things have definitely changed. Some of these changes will be temporary, others will be lasting. But we know one thing for sure- wealth is going to change hands because opportunity is always born out of chaos, so said Sun Tzu. The question is, where and how.

What are 3 things investors can do to be on the receiving end of the wealth exchange in this market?

@Trevor Aydelott do you mean working with realtors AS co investors or AND co investors? It looks like you've used both phrases. Just want to be sure I understand what you mean before I say more.

@Crystal Smith that is a very good point. Cleveland, is also a city of very distinct neighborhoods. The market opportunity from one to the next varies quite widely. The MSA or even citywide data tells one story, but the circumstances in these pockets of the city tell another. For example, Cleveland has benefited from the rapid growth of world class hospital systems like the Cleveland Clinic which attracts huge numbers of people to the city for work. These people need homes and the houses in some of the surrounding neighborhoods can be bought up by an investor almost an entire street at a time. It's happening. People are are making money hand over fist on air bnbs, temporary housing for doctors and home sales to hospital professionals.

Hi Chris,

Curious about the advantage you perceive in considering limiting your search to no income tax states.  I think the greater opportunity is to buy where you can get the greatest cash on cash return.  For example, in Cleveland, $80k could probably buy 2 solid properties. It all depends on your risk tolerance and ability to find a good property manager. We have done it ourselves.

@Jeff D. Not dollar stores and commercial farms! Jeff! You are killing me. Lol! I agree with @Alex Olson. A lot of money is being made in the Midwest by people who know where to find and how to structure good deals.

@Jordan Meyer For every point of view there are stats that one could site on the plus or minus side. I know investors making millions every year in Cleveland and Detroit.  On a certain level this comes down to how well you understand the market in a specific area.  There is money to be made in every city if you know where to look and understand how the money is made there. This is true regardless of how the city is managed or who/ how many are moving in or out. But, it's nice that there are so many choices. The more people who prefer to invest outside the midwest, the more opportunity for me to help midwest investors make money in their own backyards.
