I'm looking at Thursday August 11th from 8-9pm to start this as a bi-weekly virtual (initially) event. @James Wise thank you for your reply. Do you mind sharing what you expected vs. what you're seeing? I was thinking you'd want to be close to one of the universities or some other point of interest in order to get a lot of traffic.

Hi @Itay Heled,

In addition to what has been offered here, I think it's important to prioritize quality over price. Many times people are sucked in by someone who offers what seems to be the lowest price. I'm not saying that more expensive is always better, and I don't want to assume that this is what has happened to you. However, we do have to consider the fact that you normally have to pay for quality. In the long run, if the project takes forever or has to be done over there are no savings.

I also recommend that my clients get someone else who is not working on the project to keep eyes on it regularly to confirm what they are being told by the contractors. Even the good ones. It's worth every penny to know what's going on with your investment in real time. If you don't know anyone who can help you in this way, let me know. I will make an introduction for you.

Hi Kim @Eviatar Maman,

Congratulations on getting started with investing in Cleveland. This is a good place to get started. I would like to offer you a couple insider tips for success here but first, I have a couple of questions based on your search criteria. When you say $120k all in for SFH in a B area or above are you talking about cash all in or financing or a combination? Your question about where to find what you want is going to depend on your answer to that question. Feel free to send me a direct message if you'd like to discuss your strategy further.

With regard to specific areas, Cleveland, like many cities, is a place where neighborhood characteristics can change over very short distances. One block feels like homes are well cared for and the next block is full of homes that are visibly distressed. This can be true even in the suburbs. Whatever source you use to determine where you want to be, remember to judge each opportunity on it's own merit. Painting with broad strokes can get folks in trouble.

I agree with Juan. I can only speak to Cleveland but this is an easy place to get started if you can build a good team. There is a lot of reasonably priced property that will cash flow well. We invest here ourselves and have helped a lot of folks from California get started. I would be glad to talk with you about the area and give you a couple of insider tips for success if you decide to explore CLE further.
