Hey everyone- I ran across an article today and shared with my clients and fellow investors. Thought I'd post on here as well. Cleveland City Council has passed a series of new regulations targeting landlords who allow their properties to fall into disrepair.  The new rules will go into effect this Spring (2024) and include measures such as registration of vacant housing, inspection requirements to transfer property and the requirement that out of state investors have a "local agent in charge", a representative on the ground in Cleveland to be held accountable for the condition of the property. Staying informed is still important even if you're not living in the place where you invest. What you don't know can still become a headache.

Hey Ryan! Looks like you've gotten a lot of good advice on here. Wholesale is tricky business but like anything else, it's about the relationships. We've managed to build some solid contacts with a few wholesalers that I've found to be very reputable. But you have to have multiple sources for good deals and you need an experienced guide to help you navigate the area and make some introductions for you so you can build your team on the funding side. @Jeffrey Reynolds i see you’ve gotten a lot of good responses already so I’ll add a different perspective. In addition to all the golden nuggets everyone has recommended, try to find a community of investors that is focused on your specific location of interest. I started a group like this for Cleveland  because everyone I talk with has these questions and it’s super helpful for investors to be able to network with each other even after you have your team. Every phase of the process will be a new learning opportunity. Having a group to call on for resources and perspective is GOLDEN. Hope that helps. Glad to talk further if there’s more I can offer that would assist you.

Hi Emran,

The reason you can’t get a straight answer to your question is that the actual rent that will be paid is paid is based on the specific qualifications of the RENTER. Not the property itself. It has to fall within the guidelines for the area but after that they will offer different amounts based on the income etc of the tenant. Isn’t that something?! Same house but one person they will give $800 to live there and another person could get $1100. Anyway, if you need more help please let me know. I have some experience with this in Cleveland and I’d be glad to talk further.
