Assistance w/ OOS BRRRR Best Practices

I've decided on OOS BRRRR strategies, which by themselves probably have a set of "Must Dos". However, if anyone could offer his/her thoughts on combining best next (first?) steps for someone who is new to REI, interested in more affordable OOS props, and likes the creative-financing elements of BRRRR, but has never done it. Please don't hesitate to break it down to me like you're talking to a 5-year old. I won't be offended and I don't know what I don't know. Mainly I'm looking for best practices on building TRUSTWORTHY and COMPETENT team.

Appreciate these forums more each time I login. Thanks in advance for any feedback.

    @Dillon Cook Great advice.

    One piece of advice on OOS investing I think is great and overlooked especially when first starting and building your team... buy where you want to visit!

    That said, FLORIDA baby! Am I right my fellow Floridians!?
