I've got two rental applicants and are both equally qualified. Is there anything illegal about asking them to start a bidding war? What is a good format to do so and maintain their confidentiality?

I've got a tenant who is claiming a health risk (due to mold/respiratory issues) to continue living in my rental, despite a mold test that came back negative/normal levels.  I've told them they can leave whenever but they will owe rent until another suitable tenant is found- per the lease agreement.  If they are claiming their specific condition is a "special case" despite the negative mold test, can they still legally avoid complying to the terms of the lease?   Any ideas?

have you tried Google Drive?  I'm a PM on 5-6 jobs at a time, and find Evernote and google drive to be the most helpful and free way to collaborate and delegate on multiple jobs

Thanks so much for the feedback! Sounds like I need to save up and make some time with an attorney. I've called a few in atlanta but would rather have a referral. Anyone know a great RE attorney? Does anyone have a multifamily deal they can't purchase but are interested in an equity position or handing one off? Best!

Hey everyone. I have one 3/2 residential rental property and want to scale up with a multifamily purchase. Do I need to start an LLC for each property? What other basic legal setup is necessary for managing rentals legally? I am reading Brandon/heathers book on managing property so if these answers are there let me know. Lastly Are there any multifamily landlords out there in the Atlanta area that I could connect with? Best!

Thanks for this post! I'm going out on a limb here, but.... are there any seasoned mentors in Atlanta looking to split some deals and help a newbie get started? I can offer 15+ years in residential remodeling and construction. I'm was a GC and now I work full time as a PM/builder. I have access to several streams of OPM to utilize in deals. I have one rental right now with a goal of 1000 units. My mission is to leverage the power of REI to defend the poor, weak and vulnerable in our world. I want to join with hundreds of other RE investors and change one life at a time through education, life coaching and building sustainable businesses all over the world. When I die, I want my legacy to be that I lived for the sake of others victories and helped every willing person achieve the next step in their journey.
