I just won some bids on this site and am emailing with one of their people.  The properties I won are nearly impossible to find on the county tax sites with the information given and so far the person is not really helping.  The bids I won, are down payments on property that has "small" balances under $20K but I do not see how this is legit.  Waiting for more info from the county.

Also whats the best way to find the mom & pop storage units if I only have an hour a day to look?

The parts where profits are made!! ARV ranges from $150-600k. Smyrna, marietta, decatur, kirkwood, Grant Park, sandy springs, roswell, Kennesaw, west end, etc.

Thanks for the reply!  What % are you aiming for?  I've never bought at auction, don't have the time right now to figure that out and here in Atlanta its very competitive and I'm not ready to quit my W-2 yet and figure it out.   Should I get laser focused on buying at auction or keep buying from wholesalers?  Any help would be appreciated!  I'd like to scale up to flipping 10-15 homes a month in the next 3 years.

Purchase: $242,000

Repairs: $45,000

Under contract : $383,000

70% ARV - repairs = max purchase of $236,600 (I realize this is close to the 70% rule)

But we also only expected an ARV of $350,000 which is around an 85% "rule." And would still make around $35,000- $40,000 after all misc. expenses, commissions, holding costs, etc.

Hey everyone, 

The 70% rule seems absurd. If the contract we have goes through on my current flip I should make $69,000 in profit on a property that came out to an 85% ARV-repairs. What am I missing? Teach me please!! Oh, and I need 5 more deals in Atlanta asap!! Anyone holding some aces?
