@Joshua Vanderzanden im in the burbs if you want to connect. For me, the more units I can get the better to take advante of economies of scale. I can also pay the expenses of a property manager. Last thing I want to do is become bogged down by managing a property. I don't want another Job.

@Mike B. , over what time horizon? I think you can increase your cash on cash returns with a good purchase and forced appreciation plan, then refi sell strategy.

Is Lori Lightfoot even allowing construction right now? Im in the suburbs and Chicago seems to get more strict by the day. Im conservative and cautious at the moment. Cash is King IMO.

Do you have any data for multifamily comps in the area? How are the demographics of the area? How is crime? What does employment look like? I think there a lot of metrics you can use in order to negotiate a better price besides what you will discover during due diligence. In my opinion you need to compare apples to apples, so multifamily CAP would not compare to SFR.

Be conservative and raise the expenses. Pro forma I’d use as a start but prove it out with actual bank statements, receipts, utility bills, work orders....
