It would really be best for you if you got to know the area. I get you need some opinions to get you in the right direction too. If I were going to look at a new area, the first thing I do is look at jobs. Are there plenty of them? Are there good employers there? Then I look at things like unemployment rate, age demographics etc. the us census is a good place for this as is google. Search xxx city population. Good luck!

It’s worth investigating the legal structure of your venture. There are various types such as Partnerships and Joint Ventures. You should also investigate syndication.

40 units. If you have 10 four plexes you have 10 of everything. 10 tax bills, utility bills etc. 

one complex has one manager for all. One tax bill etc.

@Kyle Holmes you should consider creating an LLC and getting a bank account for it. There is good reason for it. It allows you to significantly reduce your risk to your personal holdings. Its not at all difficult to get an LLC. You can do it yourself online.

@Mike B. that time horizon can really change your numbers, so as time goes on the return can come down, but equity builds. So I think its all in your plan. Make a plan you like then execute!
