I agree with Russell.  Is there any reason, you could not provide help to the agent to put in a contract with their Short Sale packet, so you could be in first position if the bank says yes to the short sale??

I recommend a local so-called GURU, usually the best ones are from the REIAs in that particular area.  I am from MD, but I have cousins in TX(Arlington, Houston, Tyler, Hawkins and Beaumont).  I also am exploring doing RE from my couch, so I can do deals in different areas.  I do not recommend the TV GURUs, I recommend you find someone you can touch and interact with for your first 1 year of training.

I am also interested in what MLM are you in??

Welcome to the team.  Each idea works renting or owning and renting out once you leave.  It depends on the team you build to support you.  I am prior service also and have lived Va Beach as well as the Fort Meade and Fort Belvoir areas.

BP has proven to be a good resource excellent knowledge base in here.

I have heard of a service called Renter Warehouse, which from my research has excellent reviews
