Pre-Forclosure Lead in Frederick County Maryland From Direct Mail
I had someone call in from my direct mailing campaign and leave me a message. I looked up the property and realized it is in pre-forclosure (NOD). I know the laws on pre-forclosures in Maryland are very strict and we had briefly talked about some consequences regarding pre-forclosures in Maryland at the last BP meet-up in Frederick MD. Is there any legal way I can I help this seller? Or should I pass on this one. My strategy would be to wholesale. Keep in mind, I am not targeting pre-forclosures with my mailings, this just happened to be one.
Any advice is appreciated,

@Justin Lenk the Protection of Homeowners in Foreclosure Act (PHIFA) does not apply to tax sale foreclosures. If it was a mortgage foreclosure and it was a homeowner occupied property I would not touch it. Since it is a tax foreclosure you have all kinds of options.
