I am an investor in the DC Metro area, what was said prior is very true. But I do see wholesale deals happen weekly in Northern VA and PG. Do not lose hope, you have to be persistent and consistent, build your network and things will come. I think you already know this since you are a develper. DC is a great area to get deals from all directions. Land deals are awesome here.

There are a host of realtors that work with wholesalers at the DMV REIA run by Sherman Ragland, they can walk you through the process and pitfalls.

You are the buyer, you do not have to listen to them.  Normally in my dealing the wholesale contracts are one pagers.  But usually wholesalers work with title companies that will work with their way of business in the Creative Real Estate realm.  Some title companies do not like this method of doing business.  Usually you would pay a wholesaler a minor fee for bringing a property they control to you, for you to purchase and rehab or whatever your purposes.  Usually this fee is no more than 10K.

Bandit signs in my opionion are very effective, having alot is fine, but you must be consistent with putting them up and of course strategic.  I am curious how we can ascertain how effective a marketing strategy is, if we are not the owners of the information, When I use bandit signs the calls are pretty consistent.  I know for a fact a real estate company in my area, Fort Washington has benefited heavily from the use of bandit signs.

Very good questions.  First I applaud you for having the vision and the drive to do something different.

There are several ways.  If you can find good deals, wholesale them to a rehabber.  Find a mentor to help you through a few deals and partner with them 50/50.  Creatively, you can find some Hard Money Lenders who are willing to provide 100% financing.

This strategy works, but you MUST be patient.  It is all about the Law of Numbers.  You will get a deal, but you must be consistent and persistent with your efforts.  If it was easy everybody would be doing it.
