@Julie Marquez Thank you, i will definitely check them out, they look solid.

@Zane Belden I was thinking about checking home depot or Lowes, just trying to pick the right color/strength carpet is the key i think, dont want to replace carpets on a yearly basis. I was also thinking about putting some tiles in the living area and kitchen, but it all depends on ROI, but with tiles i dont have to worry about replacing them every 3 years.

@Jeremy Pakalka I will definitely try the agent route. I am also working on getting my real estate license which should help speed up that process of looking at comps etc...

@Jeremy Pakalka How do i check the comps in the neighborhood? just look at zillow and see what is for rent in the area?  or i can just ask my agent/PM to pull that up for me.  The kitchen has stained cabinets, they look ok, not the best though.  The carpet and paint definitely needs to be done, is there a way for me to figure out how much this should cost me?

I am in the process of buying my 2nd rental property (1st one was a brand new house i lived in and leased it once i bought a primary residence) and i am wondering what are the important rehab items i should be doing to get the property rented quick and for a good amount.  I was thinking on doing the following:

1- Replacing the carpet

2- Paint

3- Thinking about replacing kitchen cabinets (should i do home depot cabinets or looks somewhere else?)

4- New tiles in the kitchen (it has the vinyl now)

5- New kitchen sink 

This is a 2 bed/ 2 bath 1000 sq. feet condo.
