180k property that is bringing $2550 a month income, I say this is a good deal on paper.  How is the area? is it a good rental neighborhood? crime rate? Also, are the units rented and you would be buying the property like that, if yes, i would make sure to verify that the tenants were properly screened and they are paying on time etc...

What is your daily routine as far as becoming a better real estate investor? What newspaper, blog, websites etc.. are you reading to become a smarter investor?

@Patrick Soukup We have HOAs here everywhere, there are SFH that you can find without it but then the area is not the best. I really have to narrow down my search to specific properties and area and go from there, thanks for the input..

@Ned Carey I am seeing potential out there but most are very low cash flow or close to breaking even. I have to get out there and look for fixer upper SFH without HOA..

I have 1 rental property that i bought, renovated and rented. I sold my other property SFH, and i am looking to buy another property. I am not sure if i should buy SFH or Condo/Townhouse. I like the idea of less maintenance that condo/townhouse offers but is it a good long term investment? I am particularly looking for properties with extra cash flow, and now those are not easy to find, everything i see is almost close to zero cash flow with 20% down, am i looking in the wrong places? realtor.com, MLS, redfin..

@Ryan Murdock This is a condo unit, which i think would not use a contractor in 1982 that uses asbestos, but to be safe i should test it, how do i go about doing that?

@Max T. I am ok with spackling but this would be a long process, as i have 3 rooms plus 2 bathrooms. I would rather remove it, sand it down a bit and paint

@Jon Wright Good point, i dont think it was painted over but will double check.
