I agree, I actually did some rough numbers on remodeling it (doing the work myself) and it came out to around $40k (material), that includes appliances, split system AC etc... so I am leaning towards doing that as I am not in any rush..  Thanks all for the input.

 Where would I look at used mobile homes? is there a special website? also what do you think about prefab/modular homes?

Regarding remodeling mobile homes, it really depends on each individual investor and how much work they're willing to do. There are some who have tackled full remodels while others plan to only do cosmetic work. In the end, it depends on you and how much time and money you're willing to spend on the project.

This remodel would be full blown gut, everything needs to be replaced, heating, cooling, floors, walls, windows, doors, roof etc...I would be doing all the labor, just trying to figure out if its worth it versus buying a new single wide mobile home which could cost anywhere from 60k+..

Hi All,

I was wondering if someone can guide me on remodeling/repairing a mobile home on a property I purchased.  It is a single wide about 700 SQ feet, 2 bad/1bath unit, it does need everything redone, exterior/interior/roof etc.. complete remodel, is it worth it? I would do most of the work with my dad.

I agree, you have to adapt to the current market and find good deals.  Its funny about appreciation, i never really took that into my analysis, plus rents going up, this was amazing because my properties did go up in value and rents went up :) winning...hahaha
