@Eric Oszczypala, let me address the problem with bringing in used homes, it often costs way more to transport and set up than to just rehab what you already have and with the issues of affordable housing you could remodel a 40 year old home and still make great money selling or renting, good luck with whatever you do with the home 
I vote just rehab what you have 

Or, you can look at a gently used one, maybe 6-8 years old for a lower price.

@Eric Oszczypala If you have pics, it may help so that others can give you some tips. For starters, check the infrastructure and main systems in the home such as roof, heating and air conditioning system, hot water heater, electricity and plumbing. These items may be costly, so it's best to estimate the costs to repair and/or replace these items both labor and materials. 

Regarding remodeling mobile homes, it really depends on each individual investor and how much work they're willing to do. There are some who have tackled full remodels while others plan to only do cosmetic work. In the end, it depends on you and how much time and money you're willing to spend on the project.

I think this is a very valid question, but I think I might need a bit more information to best answer the question.

Are you looking to flip the property? Are you looking to turn it into a short, mid, long term rental?

How much land is the property on. Once I know a bit more about your intent with the property I can provide a bit of insight on what I would personally do?
