Buy rental properties

I have 1 rental property that i bought, renovated and rented. I sold my other property SFH, and i am looking to buy another property. I am not sure if i should buy SFH or Condo/Townhouse. I like the idea of less maintenance that condo/townhouse offers but is it a good long term investment? I am particularly looking for properties with extra cash flow, and now those are not easy to find, everything i see is almost close to zero cash flow with 20% down, am i looking in the wrong places? realtor.com, MLS, redfin..

@Eric Oszczypala in  most areas of the country most properties will not cash flow. That is the norm. My guess is that you are looking in the wrong areas or for the wrong type properties.

My belief is that there are good places to invest within a 90 drive from most areas.
