On occasion, our investment team participates in transactions in the role of an all 'cash buyer.' These deals are typically accompanied by a proof of funds requirement. We typically make these deals work by 'venturing' with a partner who plays the role of the capable 'all cash buyer' with verifiable funds (with no cash exchange); while we simultaneously align a true buyer for the subject property. When assuming the role of 'cash buyer' in our transaction, it allows our entity (LLC or LLLP) to contract the property, while locating a true buyer of the property to become the sole member(s) of the LLC or LLLP and take ownership of the desired property by way of. We are looking to hand-select investors/entrepreneurs to partner with in these types of transactions.
