Buy-n-Hold Inverstor Special - Immediate Equity and Cashlfow

If you are or know someone that is a buy-n-hold investor, I have a very unique deal you might want to look at in North Fort Worth area. Immediate cash flow and immediate equity. No repairs and no hunting for a tenant.

Here is the summary:

Home owner needs to sell. Inherited home from mother but got behind and never could get caught up. But he and his daughter don’t want to lose living in the home. He has lived there his entire life and has lots of emotional attachment to home. He will sign an immediate long term lease/rental agreement with an option to buy it back down the road if possible. He wants a long term agreement 3+ years and a lease to own option would be preferred. This is a win, win. He is very motivated and wants to stay in home for 10+ years.

ARV: 140,000 (increasing by 2k a month)

Repairs: needs basic paint, etc. but none will be needed since he will remain in the home as is after sale

Cash Price: $99,500

Rental Agreement: $1350 month

Just trying to make sure home owner can stay in the house long term and possible buy it back years down the road.
