All of those are great markets. Do you plan on moving? If not, Casa Grand could be a area to look at if you need a lower entry in AZ.

Can buy a list of cash buyers from 3rd party validated websites, make friends with a title company and search for cash buyers, network on websites like this.

Look at the market and see what bedroom rent would go for in that area, and if it is a trend in that area as well. Talk to an agent, or others you may know that rent a bedroom. Look on 3rd party sites to see what bedrooms are renting for, and talk to an agent.

I love the podcast, also done his boot camp. If you want to 10x, mentor/coaching is the way to go if you can afford it. It may seem like a big price tag but you will more than earn your money back. It is important to interview them, morals, ethics, and more to make sure it all aligns with you. 

I am not part of the coaching/mentorship but also looked into it.

A W2 will make things easier but you can get a loan without one. You will have to do some lender searching, and there are programs out there for this exact reason (for those self-employed, or close to it). Make some calls to lenders.

At the same time find an agent willing to work with you and search for 2-4 units.

By he time you find a deal that makes sense you should have the lending figured out. From there you should be able to make offer, hopefully close, rent out a unit, and ready to tackle the next deal.
