Need Your Opinion On Townhouse Purchase?

So I live in San Diego in the military age 28 and I really want to get started in investing in real estate. Homes are very expensive around here/the units are all occupied. I want to use my VA loan. I found a townhouse with 3 bedrooms and thinking I can live in one of the rooms and rent out the other 2? Is this a good idea or bad idea?

Agree with @erickson Sainval. Understand want the rents will go for, then build a team. I would reach out in a DM to David Pere. I'm pretty sure he is living in San Deigo right now and is also House Hacking for a great return. Once you figure out the number, go for it, and good luck!
