I would run the numbers to see, and also decide on what type of strategy you want to focus on. In my opinion I would prefer the multifamily if it makes sense, because you will have tenants paying off the property or most of it. If it makes sense to do a single family and rent by the room, and you do not mind living with people it might make more sense.

You survived. Lesson learned, and can take them into the next deal. Have to remember if the the financing piece doesn't match what you need to keep the deal going, it may not be worth closing with that lender.

I think you should decide on a criteria and the returns you would be happy with. If your looking for a rule of thumb, or a glove that fits all, that would be difficult. There are many out there. At the end of the day you have to be consistent and conduct your due diligence.

I suggest getting with agents, property mangers, neighbors, business owners, friends, family, and asking around for recommendations.

What do you like to do? What would you like to study and learn? I would suggest that you find that out first and do the job that aligns with what you want. The real estate part will come with time and education.
