@Micah Carter what are your goals?  You mentioned ultimate goal financial independence so have you really defined what that means and how you want to get there?   Is it cash flow, appreciation?  You could accomplish both (my opinion) house hack a multi family and the 203k will allow you to rehab, so keep doing your due diligence and make sure the deal meets your goals.  All the best!!

I agree with @Jack V. Ospina and you can consider a PM.  Think about your time and what it is worth.  Do you have time to create the listing, due diligence, background checks, maintenance, problem resolution etc.  If you don't have a good process already in place you could lose time and money trying to get going.  A professional can help you along the way on these first projects and once you get a good feel you can take it on yourself.

First and foremost get a lawyer to review and take action in this situation.  That lack of response tells you something less transparent is happening.  There is no excuse for a PM not to transfer if they are collecting rents.

Each podcast gets me more excited about real estate opportunities.

This was very inspirational for me as a newbie and makes me excited for the opportunity of my wife and I working together on this journey.  Her job is getting more and more stressful (the environment and corporate issues) and the opportunity to get her out of the situation through real estate is my motivation.
