Townhouse fix & flip investment.

Sale price: $237,500

This was a quick flip in Durham NC. Townhome 3 bedroom and 2 1/2 baths. New kitchen, new floors, new bathrooms, new floors LVP and carpet, new deck and new HVAC, new water heater.

What made you interested in investing in this type of deal?

Great lead from SEO, motivated seller.

How did you find this deal and how did you negotiate it?

I got this deal from the work I put in doing SEO work. Got a call from the seller after they visited my website.

How did you finance this deal?

Private Investor for the purchase price and my own money for the rehab

How did you add value to the deal?

New, new new. See the pictures.

What was the outcome?

Net Proceeds from Sale (minus closing cost) $224,657.45
Initial Loan Payoff $105,000.00
Cumulative Rehab & Holding Expenses $48,917.90

I'm looking to hire sales/acquisition person and my compensation plan will be per deal quota based on margin, something like this:

$0-$5K   5%

I'll keep this short, so when I come across questions like this hopefully there is something to back up the data.  When you consider these cities in the list below or your own take a look at population growth, median household income, median house value, and changes in crime levels.  You can find this data free online and ask yourself: If population has decreased since 2000 is that the city where you want to invest?  Has the median income grown at least 30%, and the same goes for home value which should be growing at similar or higher rate.  Crime is where you want to see that going down, of course.

All together you want to analyze your market and really understand where to buy and does that market support a good rental portfolio.
