Amber Forkey bridgewell has a 12 or 24 month term. They charge a 3.9% fee and I just had to show the down payment in my business checking account.

Amber Forkey bridgewell capital is also a great hml. They do a 85/15 with 100% rehab cost. I also agree with everyone else about the jv partner. I had to do the same.
