We're in negotiations with an owner of a home Memorial, here are the numbers 

Asking 360
Repairs 100
ARV 560

The numbers are tight (82% all in) but it may be worth it to someone who knows the area. Thought?

In addition to what Paul and Hadar said...make sure you're ARV is based on true sold comps within the last 3-6 months and not what someone else is telling you. Trust but verify.
