Whats going on Camren,

  1. Pick a marketing channel and stick to it
  2. Make sure to have a great script and practice it
  3. Focus on building rapport with sellers and MAKE OFFERS
  4. Open title (have an investor friendly title company ready)
  5. Market your deals and take offers
  6. Assign the deal & Repeat

I am still locking up 8-10 deals a month, the assignment fees that gotten larger in my business.

Docusign works well, I also use a program called Zipforms.

Hey Ulices,

I always ask my title company to just send a mobile notary to the seller and new buyer, I simply just follow up afterwards to verify that all went smoothly and then wait for our funds to hit our account.

I've done well over 100 deals and have never double closed. 

I'd stick to a good ol' assignment.

Callrail allows you to make multiple phone numbers, it's also a great way to keep track of what marketing channel is performing the best for you.

My best tips:

  • Wholesaling is more about sales & marketing than about houses
  • Be prepared to work long hours
  • 3 must have programs: Callrail, Propstream, a good CRM
  • Stay away from shiny objects, FOCUS
  • Dont delegate a task that you haven't yet done yourself - learn it first
  • 3 wholesaling podcasts a day
  • Dont take rejection personally
  • Read, Read, Read
  • STAY HUNGRY

Hey Faye,

I have successfully coached many students on how to structure their wholesaling business. My best advice is to start with the free stuff - Youtube, books, podcasts. Once you start getting comfortable with it start making calls and creating opportunity. You should only pay for mentorship once you determine that wholesaling is the right fit for you and something that you would like to pursue further.

Hey Samantha,

Los Angeles is a known competitive market, with that being said there are still deals and spreads can be higher than a lot of other markets.

I know I could enter any market and get deals under contract, it all comes down to your script, tonality, real estate knowledge, sales skills, negotiations, etc. Focus on becoming the best version of yourself and the deals will follow.
