My First Wholesale Deal

Hello! Ok Here’s my scenario! I got my first call today from the FIRST letter i sent out to a homeowner. So the ball is rolling already, because they are willing to sell! What are the most important answers I will need?

The house is paid off, and they have 15 year tenants in the home. The owner was very nice by allowing me to get up and close to check the property out as well (which I plan to do this week)

Here’s what I’m thinking..

Asking Price

Tenants monthly rent

Taxes

Recent work/upgrades/maintenance/CapEx etc

The area, number of bed rooms and bathrooms

what else might you add to this?

What are somethings you can think of that can be leveraged to seem more appealing to a new investor in this type of scenario? thank you for reading :)
