Thank you Paul. Yes I have also thought about the tax delinquency one. But Im in cook county and from what I read. The list cost $250 but it has over 5,000 on the list and they do not know which one is a year behind or 3 years behind. Is there a way to distinguish one from the other?

I have already purchased a list from listsource. Resulted in some calls but no deal landed yet. Im considering purchasing another list but dont know if I should just purchase a bigger list on listsource or purchase an inheritance list from US Lead List. My plan is to wholesale a deal so any professional wholesalers. Your input is appreciated. 

Us Lead List cost is about $400 for a list of 250 inherited houses. Mailing would cost about $125. 

Listsource cost for a list of 1,000-2,000 is about $260-$330. Mailing would cost about $500-$1,000. 

I can only afford one list for now. Just wondering which list would be more ideal.

@Tarek Wazzan thanks for posting this. I truly believe in wholesaling. Even if my family and friends dont. I started direct mailing and have already received calls and have already had people hang up on me for not wanting to buy at their price. Lol. Im not gonna stop though. Just curious as to where your leads came from? Absentee owners, inheritence, tax delinquent, etc?

I currently have a small list I am working on myself. Direct mailing yellow letters to them. I have a coworker who is looking to invest in real estate and asked me if I would show him what I know and we can get started together. 

My question is. Because I am just starting out, should I purchase a bigger list from listsource with him? I have done the math and if we purchase a list of 1,500 absentee owners and direct mail yellow letters. Our marketing would cost about $1,000 a month. Im not completely sure how committed he is, but it would be nice to purchase a list that big. I believe the response rate in my area is usually 3% on yellow letters. Thank you for reading and responding. 

That is awesome. Congratulations. A deal under your belt is still a deal. I would give anything to land a deal. Even if it is just $150.

@Andrew Michael. Thank you sir. I will get back to my real focus Sunday or Monday. The over time is just to give me a little breathing room. And I do hope that one day I get to the point where over time will instead cost me money. Until then. Ill try my best to balance both W2 job and wholesaling.

I must admit I am not as focused as I was when I started just 3 weeks ago. Ive had a list since then and have basically paused my action. Poorest excuse is, there is a lot over time at my job right now and its really hard to not take the opportunity to take the over time when it helps me so much currently. Not really much to this post. Just a little rant. Gonna try my best to get back to it Monday night, since I only work in the morning.

Hello BP community, pretty excited Im finally taking action and not stuck in analysis paralysis. I just purchased my first list of houses (absentees targeted) and hope to start direct mailing the owners in 2 days. I can honestly say BP podcasts have motivated me and taught me the little bit I know. The rest Ill learn on the way. Just wanted to share my excitement on starting this journey. I hope to reinvest and become a BP pro member. 

@Steve Bracero, Im a new investor out of Chicago and suburbs and I swear I just set up my first list on listsource. I see your marketing plan and seems like something that obviously works for you. I think Im going to follow the same steps.
