@Jerry Tuzil, I literally was looking at your profile, I seen you and Peter responded to another question about wholesaling in war zones. I see you are not that far from me. Im still learning the ropes and where to take action. But all advice and opinion is appreciated, especially from people already experienced in the business and doing deals. Thank you.

Oh also, I read when dealing with a REO, short sale or forclosure, getting the contract under a LLC and then selling that LLC to the cash buyer.

I dont want to be that new wholesaler who is shady, so if this is a big NO NO. Please feel free to let me know. Still learning here.

Hello BP community, so I have almost two weeks of learning the ins and outs of wholesaling. How to find vacant properties, talk to for sale by owners, etc. So today I learn that we cannot whole sale a short sale, foreclosure or REO. It is illegal to wholesale those, you must do something with the property before you sell it.

Can anyone tell me more on this?

Also, not sure if I can ask this here but if there are any wholesaling mentors in the southside of Chicago or suburbs. Please contact me so we can work on, not only expanding your business, but getting myself experience as well.

Not to take anything away from BP. I love this site, love the podcasts and have learned a lot about wholesaling thanks to everyone here. So my question is simple.

Has any wholesaler used their foreclosure.com site to find homes well below market value? Is it worth it? I see with them I can find all types of homes, HUD, foreclosure, tax leins, etc

Hello BP community. After a lot of reading, listening to podcasts and youtube videos. I have decided that Wholesaling is the way I want to start investing. 

Im more than sure that I have the right idea when it comes to finding tax deliquency houses and houses going into foreclosures. And once I do find the house, I send them direct mail that I am interested in purchasing their house and helping as best as I can. I understand that much so far.

My question is. How do I find sellers that recently lost a loved one and are looking to sell, out of state owners who now longer come to chicago and looking to sell, etc? 

Also, should I start contacting cash buyer investors before finding a house or once I have a house under contract?

BP podcast episode 12. Best part was hearing Brandon say there are investors like him who do not have time to find the next best deal so they love wholesellers.

Thanks Nick. I am definitely gonna network out. Im learning as much as I can on my own but will also try to learn off those around me. Also I figured Renatus was too good to be true. Hopefully once I gain some experience we have a chance to work together.

I will be completely honest with the BP network. I am a newbie to this real estate investing world. I always thought you had to be rich to invest but have read on many other possibilities. Continuining with my honesty. Im only here for a straight answer from anyone experienced. I have very little money. And my credit score is not great at all. So I have two questions from all that are experienced. Am I wasting my time trying to get into real estate investing with little knowledge, little money and low credit? 

If I am not. Where do you recommend I begin my journey? 

I went to a Renatus meeting yesterday and feel like I cant even afford their program. I have read good and bad reviews of that program
