Currently seeking a mentor with a proven track record of wholesaling and investing in the Sacramento area that would be willing to work with me one on one.

I'm looking for someone to give me a chance if they are willing to invest their time and knowlage with me.

I'm very open minded, coachable, and trainable. My work ethic is impeccable. At my current position I've acquired a knick name from my boss as the, "Marine", only because i'm always the first one in and last one out.

My profession as a Real Estate Web Marketing Executive for Real Estate Professionals has made me better understand the Real Estate business as a people and problem solving profession. As long as you build rapport, qualify the prospects to see if they are eligible for the whole program, cater to your clients needs and goals through qualifying interview questions as to what they really want to achieve with the process of selling their home.

I just need help to better understand the process of investing because I am new to this industry.

I look forward to hearing from anyone soon!

Regards,

Eric M. Johnston

Hello BP! I am looking to interview and find local Northern California cash buyers and investors so that I can better accomidate and cater to what markets and properties types that would be of interest to you. Not only to help increase your investment portfolio and networth, but to also create a lucrative professional business relationship.

I reside in Sacramento, CA. If you wish to connect and send me a detailed description of what you and your network of partners are looking for, so that I can properly allocate my marketing campaigns to motivated sellers.

I look forward to hearing from you.

pretty tough in CA these days but I will let others chime in I am a cash buyer and I know what my competition is.

I suspect you will have an extremely difficult time doing this unless your prepared to spend an inordinate amount of money on marketing direct mail etc.

Should hard money or OPM be the best option. To my knowledge in the mortgage and banking industry you do not need a RE license for investing imop

suggestion:

Find cash investors first.. or get RE license listings are money in the bank.

I have been buying rehab's in Sac and I know how hard it is and how competitive it is.. there is virtually no transacations that you describe.. maybe in 2009 to 20011 or so.. but that was SOOOO long ago.. market has turned.. its a cash and carry to play in CA these days.

Just to get myself started and build equity, just like Cody Sperber (Clever Ivestor) with no money down or opm.

I was trying to accomplish is to find a motivated seller/fsbo with 55% LTV or below and work as a advocate on behalf of the seller. Sell the agreement contract to the investor/ buyer and profit from the selling price while still achieving the sellers goals making it a win-win-win scenario. Is this possible either through wholesale or fsbo?

hello everyone!

I am brand new (green pea) to RE investing, just getting my feet wet. My first goal is to target sellers/ owners with 50% LTV or below to resell a sellers contract on their behalf to investors on behalf of the owner and to make it a win-win-win deal where all parties are satisfied with the selling process. My main goal is to do no money down quick flips with the option of debt consolidation if nessecary to acheive any and all goals that the owner may have (within reason) and to have equity within the property so the interested investors still win with equity in the property. Im reading and listing to all books/ podcast to better educate myself because I believe knowledgebis key! For any situation that may occour. Can someone guide/ help me with how to get started in the greater Sacramento area and teach me or go though with me their process. I am willing to meet in person and buy lunch/ dinner. Any and all comments, opinions, constructive criticism is GREATLY appreciated.

Regards,

Eric M. Johnston

I have the confidence, but I lack the knowlage and contacts. I'm still studying and reading the fourms everyday.

I just need to know if these quick flips are even remotely possible (Cody Sperber Clever Investor) are common in any market. Mainly for SFR, Multi, duplex, etc or even commercial type of properties.

Is it possible to find a owner with a 60% LTV or below SFR, condo, townhome, apartment, multi, etc and to sell a contract to Investors with a percentage of the equity?

Also, what is the likelyhood of this happening, and where do I aquire the leads, contracts, buyers Leads, etc...
