    Hi my name is Eric M. Johnston I am a real estate marketing and consulting professional with 10 years experience. I am currently looking for cash buyers and Real Estate Investors that are willing to invest in the greater Sacramento California area and the Northern California area as well.

My main goal and objective here is to find Real Estate Investors who will pay cash that are willing to invest in the greater Sacramento area within the next 30 to 60 days.

So that I can better cater to your needs and goals of the properties that you would like to acquire, please provide the information in the checklist below. I can target sfr, condos, townhomes, rv parks, residential, commercial, lots and land, raw land, ranches, horse properties, waterfront properties, lakefront properties, luxury propertie etc... If want to target low income properties with high rent value, I can accommodate those areas as well.

The bottom line in investing is your ROI and profit margin and to receive a return on your investment.

1) What type of properties are you looking for (please provide zip code and the location of the propertit's you would like to target and aquire)

2) Square footage, lot size, amenities, locations, minimum two bdr two bth etc...

3) What is you price range?

4) What is the maximum amount you are willing to invest for a rehab project?

5) Are you looking for tunkey, buy and hold, fix and flip, rehab properties?

6) For buy and hold/ fix and flip properties, what is the average rent range you're looking for?

6) If I find six or seven propeties in the next 30 to 60 days that fit your criterias and match your goals....Would you be able to close in the next 30 to 60 days or less?

7) If you have a escrow/ title company that you prefer to work with, please let me know

8) What is the minimum profit you're looking to receive with each investment property?

I'm going to start a direct mail campaign that targets pre foreclosed homes in my area. It's a new target and list that I'm trying. I know that the owner of the homes is in a distressed and fragile state with loosing their home.

My question is, how would you tailor your direct mail campaign that does not elevate their stress and have the direct mail campaign portray an image of wanting to help the owner in their current time of need with their financial bind by selling their home before it goes to auction

Any thoughts, comments, examples, or previous experience on the pre foreclosure target is greatly appreciated!!!!
