@Avery Heilbron It is true that you can not get rid of the PMI even at the 20%. If you do get a fha loan, the only way to get rid of the PMI is to refinance out of that loan. But there are a few loan options that you can use for low money down and no PMI, so you have options.

@Vanessa Duguerre curious as to what the location of this property was. Also, did you end up losing a deposit after walking away from the deal? Or did you have any contingencies in place?

Hey Kyle and welcome!

If you can get into a house hack for 3-5% down and avoid PMI, that's your best bet. You can eliminate most, if not all, of your housing costs and use that savings for the next property.

I think your first step, if you haven't done so already, is to apply for a mortgage to see where you stand. Then you can really make your next move. You'd be surprised how many want to buy in the Boston area but don't qualify for enough to buy and have to look in a different market.

I tried out Bold Leads for 6 months. Lots of leads and potential but didnt work out great for me.

Depending where you plan on purchasing (if its a low income area) you can get a 10K grant using BOA

@Adam Apalategui What do you use the wix site for if you dont mind me asking? I'm looking to build a we buy houses type of page, or something to collect forms. would you recommenced wix? Or even shopify?

@Wendy Vaidic thanks for the tip. I actually ended up helping demo a bit and carrying sheetrock and supplies to the second floor. then we had a conversation about various things so it was a good experience
