@Saurabh Kukreja - Probably not going to find a 300k single family in Brockton; might have better luck in attleboro. Condos are great alternatives to renting but you arent going to have much room as a rental in the future due to high condo fees (unless you put a big down payment that is). If you could house hack or get a small single family home - then move in a few years when your child is ready to enter the school system, thats probably best bet. Buy a 2 or 3 unit first then buy something else to live in more comfortably after. Have to make a sacrifice somewhere - just need to see whats going to be best for you long term

Hey everyone, I was hoping to get into my first flip sometime soon. I was wondering what is the process of your flips to make it the most efficient? Which part of the rehab do you take on first and so on?

@Mckenzy D. That’s surprisingly low, is the property on the smaller end and need any work? Most 3 families in brockton I’m seeing are closer to 600k

@Mckenzy D. I misread that, I thought you were looking for a loan. My apologies on that. But you can still feel free to reach out and discuss the option and if there is anything he can do, Having the appraisal also helps as now you know where you are LTV wise. How short did the appraisal come up?

@Mckenzy D. Try Total Mortgage, contact Jonathan Depina. I believe they might have a program that does 15%, if not it’s 20%. Not sure about any that do 10% for an investment property.

@Kevin Burwell I was paying $600 a month. The crm system was fine, easy to use and good automation. Lots of cold leads, some phone numbers didn’t work, people wouldn’t pick up the phone or respond to emails. I’d rather have quality leads than a lot of cold leads
