Hey Ethan. Delray can be a little tricky with STR regulations, the city has rules that do not allow a turnover in home occupancy more than three times a year. But you have a lot of other markets around Delray that are a great option for what you are looking to do.

It's definitely a great rental market and you are going to have a strong demand if you have a quality rental as Kyle mentioned you have great schools all around you and you are pretty close to Glades and 441 intersection where you have a lot of stores and amenities as well as the West Boca hospital is right there(living in West Boca unless you are going to the beach you don't really need to leave the area). I wouldn't be too worried about distance to the beach not all Floridians need to be in walking distance to the ocean :)

Hey Chase. You should be able to verify what Airbnb is withholding by checking what the guest is being charged for tax and confirming it's the full 13%. I do know that Airbnb has been collecting it for our units down in Boca but since we do a lot of direct bookings on our site most months we do end up paying on each listing but if you are only using Airbnb you should be fine.

My experience is that they can be great tenants but tend to be very price sensitive and we make better margins when we just rent on airbnb.
