Ron, you could use a site like list source and try and see if they can narrow down the list for you to owners of multi-families or you could subscribe to something like costar (owners of loop.net) and they have access to all the records and you can search by property size and price. Lastly you could always get in touch with a local agent and have them set up the search for you and have them send you active inventory/closed/expireds listings that meet the criteria you are looking for. April, in my experience that has definitely been the case. I have a portfolio of 20 rental units and I used to use VRBO to rent out all of them, when I went to refinance with the bank I was able to only get very little out and when I asked the bank why they said it was because I was 100% vacation rentals on the entire portfolio, they suggested to keep it more around 70% long terms so I won't run into the problem again. I think 70% is a bit excessive but that's beyond the point, so long story short yes it might be a problem or at least it has been in my experience :)

Most agents would be happy to help you set up a search as anyways in most cases we are used to getting into longer term relationships and a 2-3month wait period is not really an issue, a lot of agents will want to know if you have been pre-qualified as that will usually help them understand how really ready you are (regardless that you will not be looking to close on anything for a few months). I work with a lot of investors and would be happy to connect and see how I can help you especially if you are looking in the Palm Beach area.

@David Mejia definitely high prices and hard to find cash flowing properties right now especially if you are looking in A-B areas, I have seen a couple off market properties in Delray, Lake Worth and in general north Palm Beach that have some decent returns but still not great. Talking about meet up we are having one this Saturday in Delray would be awesome if you could make it :)

@Kevin Knox I think a duplex or a triplex for $400k in a place like Lake Worth could be something very achievable for you, you might be able to find one even for a little less if you are not comfortbale with that price point. I have a harder time finding quadplex at under the $400k.
