Maggie you might want to also ask if they will penalize you for the fact you are planning on doing short term rentals, as much as we as investors love short term rentals to bump up cash flow I used to have 100% of my rental portfolio as short term rentals and had a hard time pulling money out (like a standard 70/30 LTV) and this happened with 5/6 different lenders, they explained with the fact that overall the industry is still on shaky grounds due to the continuous changes with regulations and you are more volatile to the market over a long term rentals (this is particularly true in south Florida where I am)... if they don't care I would definitely wait to have somewhat of a proven track record to show how much you are able to consistently bring in.

Randy I tend to agree with Jim, it all depends on how much money you can rent the property for and what your long term needs are. If you don't need the money for the house and you might end up taking a loss I would consider renting it and have the tenants pay off your mortgage while you keep growing the equity and eventually pull some of that equity out of the property to use as a down payment towards an additional rental property and grow your wealth like that. Vacation rentals are a great way to increase the cash flow potential but are definitely more work and if you are going to pay a PM they would most likely ask more than the usual management fee. I have always liked the saying we don't wait to buy real estate but you buy real estate and wait, as long as your long term strategy is building passive income I would keep it and rent it :) Cheers

Dave no idea about the specific area but from a short term property management perspective I would definitely make sure that the location is great if you want to do short term/vacation rentals, one bad review saying is a sketchy area and you will have a hard time getting top dollar for the property.

@Dan V. what  John said is on point, if you need to take the course while holding a full time job I have found realestateexpress to work great and they offer the pre-license and post license course as well and allow you to do it at your own speed

Brian welcome to BP. I have been using Airbnb and VRBO for years now and is definitely a great way to keep the property occupied, the only comment I would have is that if you don't find yourself being super busy with just the listing on Airbnb you should use VRBO as well as I have noticed over the years they attract different type of clientele from different parts of the country. Also I am not sure if you provide little supplies when clients move in (soap, shampoo etc) but if you do I have found huge savings in buying them in bulk of hotel supply website :)
