considering that it has been in use for just 3 years as opposed to 7 years, I would take good pictures and videos of the property. This could help substantiate for the need to replace in three years, not 7. make sure to talk to your tax guy

I just created a business in which I like to include property management. can anyone point me in the direction of where to get resources for starting a property management business?

why don't you think of using a HELOC? used as a down payment on a new property and if you can CF from it, use that to pay down your HELOC. your basement is also I good one to help pay down the HELOC while your new property appreciates. Good thing you added value with your money, so no interest on that.

Be mindful of location though.

Greatly appreciate your feedback, Sean. I actually was referring to mid-term's rentals. 

do you have an idea how well this area on Wilkens Ave ( zip code21229) just opposite ST Agnes Hospital does on Mid term rentals?

Hey there, i am about to close on this property in Baltimore opposite ST AGNEST HOSPITAL. Is anyone with a short-term rental in that area, please? this is our first and wanted to start with short-term rentals.

will appreciate a word from anyone doing STR in that area.

In as much as you are looking for protection, the documents protect the agents too and gives you authority over them. Duties and responsibilities relationship between you two.

A good agent will have you sign it, but as an investor, I would recommend you sign for per property, not for a length of time. that will give you the flexibility to work with other agents/wholesalers who bring you deals.

thanks, Jamie. I did ask and was told they take travel nurses, but good to hear from an official. still doing research. will definitely use those sited to do my pricing.

I will also be looking at properties in the north of Baltimore as well Cheryle. hope we can talk more soon about this new journey and learn from each other.
