Realtor/Investor new in the game of investing.

Hey there and respect to everyone in the house. I am new in the game and close to closing my first property in Baltimore MD.  it's a total of 3b 2b. I intend to make it two units with the upper level containing 3b 1b while the bottom will be a studio. this works perfectly for the mid-term rental plan as this is less than a minute away from the SAINT AGNES HOSPITAL. I wanted to find out if anyone in here doing short-term rentals in the area. if yes, please what do you recommend I charge for either unit ( 3b 1b and 1b studio)

Baltimore was not in my plan to do rentals. I wanted to do more flips in this city, but the proximity of this property to this mentioned Hospital caused me to have second thoughts.
