I think Tim explains it a little better in my opinion. cash is not bad so long as you can REFI after closing to move on with other deals. cash is powerful and gets you to a better deal. REFI after closing is the most powerful game an investor used to leverage his money.hope you get to decide quickly and get your money cash flowing for you.

I could.t have agreed with Shiloh any less. he said it all in my opinion. no need to wait. if you don't have the prerequisite cash to start on your own right now, partner with other people. bear in mind you can partner with people who have the cash but have no idea how to go about growing their money. sell how you can easily make their money realize more in a short time and if you are a good salesperson you will use them to raise capital and start doing deals on your own.

Hey there and respect to everyone in the house. I am new in the game and close to closing my first property in Baltimore MD.  it's a total of 3b 2b. I intend to make it two units with the upper level containing 3b 1b while the bottom will be a studio. this works perfectly for the mid-term rental plan as this is less than a minute away from the SAINT AGNES HOSPITAL. I wanted to find out if anyone in here doing short-term rentals in the area. if yes, please what do you recommend I charge for either unit ( 3b 1b and 1b studio)

Baltimore was not in my plan to do rentals. I wanted to do more flips in this city, but the proximity of this property to this mentioned Hospital caused me to have second thoughts.

hey there and respect to everyone in here. I live in the Washington Dc area and looking at a property in Cleveland, OH. any advice on that area as far as long-distance investing is concerned/ numbers look pretty encouraging. 

secondly, any idea of a reliable contractor(s) in the area you have used and trust for doing a good job in a timely manner.

will appreciate advise and recommendations!

Lian, are you planning to grow this business? if yes you have to be bullish. I am not a big fan of selling if the property is producing and has the potential for more appreciation. look at options of doing a HELOC and using that as the down payment for Hard money to get to the next one. Location and turn around matter buddy.

I think Nicholas and Travis are saying the same thing but just putting it differently and making it a little difficult for the concerned to understand his options.

I think Dan's biggest constrain will not be the baby, but rather the fact that he is not seeing this as a business decision. if you are starting out of state you won't be there anyways, whats the baby and work point here?

my advice is you treat this as a business and start with hard money for the capital you have saved. buy below value, fix, and RF to continue and have good skin in the game. This is a game of numbers, location, and time. don't focus on immediate monthly cash flow because it may or may not happen. even when it happens, might not be significant to build. think about short-term and mid-term rentals as that may produce a little more cash flow if in a good area, and vacancy rates are low.

when you say your first home turned rental, do you mean you now rent the entire house? part of the house? of you got a HELOC out of it to get another house ( town home), now a rental. all facts needed to provide the best input. also, will need to know the numbers on the property you are looking to work with
