The only websites for finding motivated sellers are the ones that wholesalers have built for their company. Or as stated above you can dig and find different classes of motivated sellers. Trust me this is not a easy gig. There is a ton of information on this topic and I suggest you go through those posts in wholesale and marketing!

I look to put in around $500 to $1000. However I just assigned two deals and put $0 down on both deals. It depend on the seller and also the buyers ability to close.

This might be a better deal to bird dog.  Reach out to wholesalers in the town and see if they could do anything with it.

Are you wanting to wholesale this? In my opinion I wouldn't waste to much time if she's wanting that much. Just got to know when to walk of its a waste of time.

 Darin welcome to BP. My wife and I are up in Vancouver. 

at my age (26) I would use the leverage to my advantage as much as possible. However if I was closer to retirement I would look more into paying them down unless I found an incredible property.

I just wholesaled a duplex that was owned by an agent 3 weeks ago. She was very pleased that I was able to get the deal done in 9 days. She got her price and that was all she cared about. She even took some of my cards to give to other people!

I just got done assigning our 2nd contract for April and it's only the 15th! This one turned out to be better than the last deal even though it took a little more time! Life is good!
