How should I deal?

Absentee Seller currently has a tenant in the property that is moving out in May 2015. She's asking for $430k-$440k on her property although comps show ARV of approx $410k. House is 1732 sq ft and has 4br/3ba. She does have equity in the house and owes another $52k only. She did say she was going to list it with an agent but she would like to have it sold fast (although I can't hear that she's extremely motivated).

What's the best way to structure this deal?
