Finding motivated sellers

Is there any websites that you can get leads for motivated sellers? And what are the most affective ways to finding them? Jus starting out and would really appreciate the advice. Thanks, in advance!

that question is right up my alley.  I have a post on marketing on this site that you might want to check out. 

Motivated sellers can be found by tracking their problem.  You can find houses that wont sell by tracking expired listings.  any agent can set you up on that feed.

You can find pre-foreclosure by tracking notice of default homes.  This is public info available at your local courthouse or from list brokers

You can find divorces and inherited property by taling to lawyers who handle divorce and probate. 

You can find burned out landlords by tracking evictions. 

That should get you started.
