 Thanks Micheal I will do that. The only reason I assumed they hit was we received our door hangers from you on Friday and they were mailed out at the same time.

So we have had a great response rate with our letters that my wife and I made (7-13%), however we just re hit our list with 1000 postcards from yellowletters.com and I have had no phone calls! I think it was due to my terrible timing as I forgot this was a holiday weekend! They should have hit mail boxes last Thursday/Friday. 

Did anyone else send mail out last week?

 Why do you need to do a double close? I use Stewart title and I believe they are nationwide. In most cases to do a double close you will have to have $$$ to close the first transaction.

I understand  having permits for the major fixes however I am against big government. They will make you pull a permit for anything and then you have to wait for them. Then when its all done you make $30000 for all your efforts but then here comes the IRS asking for 30%. Thats on top of all sales taxes and permit fee's that you already paid.

What are you doing to sell the property? How many people have you talked to aboit the deal? One of two things A. Its priced to high B. You haven't made the right contacts on the buyer side. I would suggest looking up a few wholesalers and ask them to co wholesale it if the price is right.

 No he hasn't backed out he said he would get back to me. I just laid all costs associated with my price on the table. I am probably just paranoid as my wife said I did a great job. He just wasn't coming in with a price so I broke down everything to show him my ball park offer. I will let you know what happens. I want to call him to see where he is at but I don't want to come off pushy either.

You will need to first get the property under contract. Then you will send that contract to a title company. Then assign that contract to the end buy with your assignment fee tacked on. Then you help facilitate the closing between the two partys.

I would read as much as you can on this subject.
