Hi David,

Do you know any hard money lenders that can do a deal just need on the ARV of the property? I came across a REALLY good deal.

Hi,

A personal matter is making me move swiftly into flipping my first deal. i've done buy and holdin the past. This is great in a way as it forces me to stop lollygaggging in make some moves. I have found a few properties in philly, that's where i'm looking right now, and just came upon a really great deal and need to get financing in place ASÃP. 

I'm looking for a HML that can get me in the property, so I can renovate and flip.

Asking price: $10K, ARV: $150, Reno: $80-$85.

@Michael Karl, Sue is right, in NY you just have to give them 30 days notice in writing and give it to them  and make sure one is sent by certified mail. M2M is really a great way too go. I prefer it myself. Good luck with your investment.

Hi Gary,  when do you normally hold these meetings? I'm interested in investing in NJ and would love to connect with other investors there.
