Zachary, I totally love the idea. Marketing to the college kids will provide you with a continual income stream. I'm not sure if it will help, but have you tried reaching out to SCORE? I know they provide some great information. You should also reach out to CAMBA (Church Ave Merchant Block Association) they're a non for profit group. They helped me with a prior business I wad starting. Good luck with your project!

Hi Redion,

I'm from Brooklyn! Short sales are funny, some can take forever and some can be closed within 60-90 days provided a great offer is made and your ready to close. I'm a R/E agent and I know from experience that it can take up to 3 months, or more to sell a property unless you list it well below market value. In this case if you do list it below market value, you risk getting less money. Are you buying the new property as an investment, or for your own personal use? You could get a Home Equity Line Of Credit (HELOC) and use those funds to try and get the property. That's just one idea. The good thing about the HELOC is you only pay for what you use. So, if you borrow $60K and use only $45K you only pay for the $45K you used. You can also try to refi and pull out the cash. Hoped that gave you some ideas to run with.

Hi my fellow Investors,

My name is Elizabeth and I am new to Bigger Pockets. I have heard great things about this community and I look forward to learning more and growing my RE business. I've invested in RE in the past, primarily in Brooklyn, mostly buy and hold properties. I put my business on hold after my son was diagnosed with Autism. My son is doing so much better now so, I am now returning to the RE field and I noticed a lot has changed.  I am now looking to do more flips, and buy and hold deals. I'm hoping to learn from seasoned pro's the best way to do start this new venture in my city and other places and building a great team.  My dream is to become a developer!  

I love Real Estate and I'm really looking forward to interacting with my fellow investors on Bigger Pockets.
